Filed an application for draft plan approval for a Plan of Subdivision to the County of Northumberland.
Prepared the subdivision drawings; coordinated the consultant team; Planning Justification Report.
16.5 ha site on the south side of Community Centre Road and 20 m on the north side of Hutsell Road in the Baltimore settlement area.
25 lots for single-detached homes with two cul-de sacs will link the development to the existing residential areas of Baltimore.
A drainage channel bisects the site, therefore the road network and lot fabric have been designed to protect the drainage channel and its associated wetland.
A 2.5 ha Open Space Block will be deeded to the Township of Hamilton to protect the drainage channel, wetland and 30m buffer. A public trail is proposed here.
