- Principal planner for 487-unit multi-phase mixed-density subdivision on the southeast side of Napanee
- Prepared Official Plan Amendment, Zoning By-law Amendment and Draft Plan of Subdivision applications
- Industrial lands, construction costs and the Canadian National Railway main line abutting and near the site proved to be major technical constraints
- Window streets along railway and Old Hamburg Road successfully resolved noise and construction-cost issues
- Assisted with preparation of Noise and Vibration Impact Study, which analyzed provincial D-Series Guidelines and NPC-300 Guidelines to successfully resolve other land use compatibility – created site-specific zone provisions to implemented recommendations for acoustic fence
- Created “flex-zone” to accommodate multiple dwelling types and provisions in one zone for the purpose of mitigating potential future planning applications during the build out of the subdivision
- Presented at multiple public meetings and addressed technical review comments
- Recent applications with current owner consist of Consents to created one parcel per phase for legal and technical reasons, Minor Variance to increased number of model homes per phase and Red-Line Revision to modify lot fabric to accommodate preferred housing type
